Success starts with strategy…

When it came time to bring this Ash Creek beauty to market, I knew it deserved more than just a sign in the yard, but a plan that honored the love and vision the sellers had poured into the home over the years. From its professionally designed gardens to its standout chef’s kitchen, this home had been reimagined into something truly special, and our listing strategy had to reflect that.

You could say that my participation of the Seller’s journey from loving it to listing it started several years ago when I connected the owners to my personal contractor to help convert their small kitchen into the expansive stunner that it became. When they reached out to sell, I was almost shocked that they were ready to turn this masterpiece over. Once we found their next AMAZING home, it was go-time on this one, and over the course of several focused weeks, we committed to showcasing the home in its best light. I brought in professional staging and photography to capture the heart of the home, while my own family pitched in behind the scenes with my daughter on windows, and husband and son tackling caulking touch-ups. It was a hustle, but a worthy one.

Pricing this home was almost as artistic as the experience of walking through, with a strategy of positioning it just under the $1,000,000 threshold to capture the attention and hearts of buyers in that range that could likely go over for the right home.

After days of spreading teasers throughout socials and my agent network of this awesome home coming to market, we launched the listing on Thursday with an opening day event with delicious sushi and sake for neighbors, agents and buyers. By Friday, we had our first offer, but we didn’t stop there. Given the amount of prep and buzz created so far, it was in my clients best interest to give buyers though the weekend to see the home, fall in love, and hopefully make an offer. I continued with my marketing and promotion strategy to get as many eyes on it as possible. That weekend, we welcomed 77 groups through the open houses and had 16 private showings with agents. The result? Seven offers, all over asking which drove the price from $979,000 to $1,047,000My brain and phone were seriously going non-stop from the time I hit the “go live” button to the time I finally marked it pending. We closed in just 8 days. No repairs. No drama. Just a smooth, well-earned win for the sellers to get on with their next exciting chapter.

We broke a few hearts on this one, and I truly wish I had six more homes just like it for the amazing buyers who didn’t get it. That said, I love an opportunity to prove that preparation, collaboration, and a tailored approach make all the difference.
